WHY AVERAGE REALTORS DO NOT ANSWER THE PHONE OR CALL YOU BACK?
Most of the time it is logistically impossible for the listing agent to show the homes to everyone who calls them, due to the high number of calls on their properties. Our services are complimentary. We get paid a nominal fee by the Listing Broker of the home you end up leasing, and we have access to ALL listings listed by any Broker through our MLS system. No more multiple agent phone calls on each property!! We save loads of time for our clients. Our motivation for working with you to find a lease home is for you to see how we work, an interview process, so to say. THE PROCESS - AVOIDING DOUBLE DEPOSITS AND RED FLAGS CAUSING AUTOMATIC DECLINES EVEN IF YOU HAVE STELLAR RENTAL HISTORY AND GOOD CREDIT!
The truth is when you are up against other applications, it does not matter how good your credit and rental history is. Other factors take place in deciding which application to process. Most of the time it is only 1 application that gets chosen to process first. We will help you get your application to look better than the others because know what is passable and what is a red flag to owners and landlords. While it is important to be honest in your application presentation, we know how to get around credit issues. Careful application preparation helps to avoid multiple application fees and sometimes even double deposits when you have bad credit. We check on homes prior to viewing so you don't look at homes that are already taken, but still show active. Verifiable rental or mortgage history is a must! If you have had a Foreclosure or Short Sale in your past it is ok!
WHO WE CANNOT ASSIST
We cannot assist you if you have one of the following issues: history of evictions, late rental payments or asked to leave a property, if it is documented, or:
- Bad credit within last 12 months
- The present address is living with a family member over 6 months
- Gross combined income must exceed $2500 a month
- Pit Bull, Rottweiler or another aggressive breed animal
- More than 3 pets
- We cannot help you if you have received an offer for a job unless you have actually accepted the job and have an employment letter to prove income.
- We generally cannot assist those with housing vouchers because we do not have access to listings that are tagged with that criteria in our MLS system. It is impossible for use to located qualified housing without a way to look them up.

HOW WE WORK & HOW TO GET STARTED
Due to the high volume of lease clients we have we work with a system in place. 95% of the time, in the State of Texas, Broker listed properties require the same application. This makes it easy for you and for us. We require the applications to be submitted up front so we can "button them up", make them approvable and gather everything needed to acquire the best house in the most efficient way. Once your application is prepared, and we have your file ready to go, you are assigned a caring agent on our team and schedule an appointment for viewing homes. We work 7 days a week. When you find your home we have the ability to shoot the application package over to the listing agent quickly, since it is completed. You are way ahead of the others, at this point. Why not be first in line for the best houses? EACH LISTING AGENT CHARGES AN APPLICATION FEE. THAT FEE RANGES FROM $25 - $75 PER PERSON AND IS NOT PAID UNTIL WE FIND YOU A HOUSE TO APPLY FOR. OUR GOAL IS FOR YOU TO FIND A RENTAL AND ONLY PAY ONE APPLICATION FEE, NOT MULTIPLE APPLICATION FEES! THERE IS NO CHARGE FOR OUR SERVICE. WE GET PAID BY THE LISTING AGENT AFTER YOU CHOOSE A HOME, GET APPROVED AND MOVE IN.
BEWARE! THERE ARE COMMON LEASING SCAMS IN THE AREA:
If you choose to rent directly from an owner please have us help you make sure the person you are dealing with is truly the owner of the specific house you are trying to rent. There are various scams out there where people simply use an address of a vacant house then give you a story that they are out of town in the military or some other trustworthy position and they need to rent the house out immediately. People have been scammed out of deposit money and this happens often.
- If you find a house online or advertised somewhere that seems to have a better than possible price or is quite lower than the prices in the area beware! Our listings and photos are sometimes stolen from Real Estate websites and reposted to draw people to call or inquire. Again, if too good to be true then beware and always have us check for you to make sure it is not a stolen listing. This scam is done in areas where the shortage of inventory creates a desperate situation for some.
When in doubt always call us to assist you. We don't mind if you find a place on your own. We are not in this to make money. We do leases and assist people as a courtesy. We just ask you call us with any real estate needs you have in the future.
